Direct Investment Criteria

KCVG focuses primarily on multifamily assets; however, we are opportunistic, value driven investors and will consider other investments that meet our criteria.

Property Type:
  • Class A - including those in lease up
  • Class B - stabilized or with reposition/value add opportunities
  • Opportunistic acquisitions of special situations where meaningful trading profits can be realized
Locations:

Primary and secondary cities throughout the U.S., focusing on the Midwest, South, Southeast and Southwest

Target Property Size:

200 units or larger

Preferred Attributes:

Well located properties with superior surrounding demographics

Special Considerations:
  • Pre-sale properties - development projects contracted prior to completion
  • Complex, finance driven acquisitions are of interest
  • Portfolio and property company acquisitions utilizing tax deferred strategies
Financing:
  • Equity and debt lines of credit available to ensure timely closing
  • Will utilize strong balance sheet for recourse and structured financing to facilitate joint ventures
Other:

Retail, Hotel, Land, Industrial or net leased projects with a compelling story. We will consider joint ventures, note purchases and other structured investments.

KCVG sourced this transaction off-market directly from the developer during lease up. The property offered large, well-designed floor plans, and a best in class sales platform and amenity package. Opportunities existed to immediately improve income through more intensive NRES management and the implementation of yield management.

Investment Background/Rationale:

In February 2007, KCVG purchased the subject property, 152 unit complex located in Lenexa, KC near the intersection of I-35 and 95th Street. Oak Park Mall, the metro area’s dominant mall is less than half a mile from the property. In conjunction with the purchase, KCVG secured private activity bonds from the City of Lenexa to finance the acquisition and rehabilitation of the subject which significantly enhanced projected returns.

The Property offered large, well-designed floor plans, and a best in class sales platform and amenity package. KCVG’s existing experience and presence in the Houston marketplace provided operational efficiencies and gave it insight into stabilizing operations and maximizing revenue with minor enhancements.
